There are numerous factors that result in the adoption of new construction approaches: above all, the growing demand for rented property with sustainable values, followed by the need to reduce the emissions of our real estate heritage by 90% within the next 30 years, and the urgent need for regeneration in our cities.
Innovation, and especially digital innovation, is radically changing the characteristics of a sector which, for a long time, has been impervious to change: the ways in which businesses approach markets are changing, as is the way in which designers and carpenters work, and even the relationship between the various members of the production chain.
The new direction of real estate, which is increasingly orientated towards rentals, is now broadening its focus from construction costs to other factors in the real estate life cycle, which have been relegated to the background until now: management and maintenance costs, construction time and the overall quality of the building. In this new framework, which is gradually emerging, the MCMs (modern construction methods) and off-site construction seem to offer a valid response to these demands, but the process of making each building coherent with the prospect of a zero-carbon economy will also mean having to go through a broader rethinking of spaces, neighbourhoods and cities.
We are getting ready for a transition that will not only be technological or energy-based, but that will also intercept the social, economic and cultural transformation processes.
REbuild 2019 addresses the transformations taking place, starting from the mutation of technological paradigms, taking a careful look at the market and society, with the knowledge that only a wider recognition will make it possible to understand the many ways of creating value.
