Certification increases the value of a building, supports the development of sustainable construction and thus, the creation of smart cities. The diffusion of certification is contributing to changes to a sector that is currently absorbing almost half of Europe’s energy consumption and is responsible for 40% of the continent’s climate-changing emissions. So just what is the added value to be gained from these certifications?

REbuild has carried out some research, unique in Italy, together with GBCI Europe and CBRE, to quantify the quality of LEED certified buildings and look deeper into how the real estate sector is reacting and how the planner’s role is changing.  

Ezio Micelli, chairman of the REbuild Scientific Committee, together with Federica Saccani, Executive Director of CBRE, will present the research, which reveals that certified buildings increase their value from between 7 and 11% and sell more quickly.  “The increase in prices and the more rapid placement on the market determine an increase in the return on investment - emphasises Thomas Miorin, chairman of REbuild – and is therefore an important sign for investors, for whom sustainability is not merely an ethical choice, but a chance to offer superior economic and financial performance.”

Building-level sustainability certification programmes have become an integral part of the commercial real estate sector and the capitals market has started to take note.

During the second panel discussion of the day, a focus on LEED and BREEAM certification is scheduled. “At the current time, there are 93 BREEAM-certified buildings in Italy, and they are mostly properties for tertiary use. But thanks to the significant international growth of the GRESB benchmark, a number of funds and SGRs are implementing BREEAM for retail, logistics and student housing too,” confirms Alberto Ballardini, Habitech’s commercial manager, who will moderate a debate on the changes to the professional figures linked to green building, and in which Maurizio Varratta, architect, Fabio Viero of Manens Tifs and Giulia Menegazzi of Habitech will participate.

But how can costs be reduced, making sustainable construction affordable for everyone? By shifting 40-60% of production to the factory, production that today is still carried out on-site, thus reducing time, cost and waste, whilst also making a significant saving in terms of the building’s consumption, whether constructed or requalified. And all this without compromising quality, thanks to new technology.

Off-site construction will be the subject of the third discussion panel, led by Renzo Taffarello of Green Prefab, Alessandra Bellutti of Manni Green Tech and Claudio Pozza of Matteo Pozza & C.

Three content-packed sessions that will take place on Wednesday 28th November, starting at 9.00 am, in the new headquarters of the Architect’s Association in Verona, situated at no. 2 via Santa Teresa, an example of the regeneration of urban real estate heritage. 

For architects, 4 CFPs will be granted, as the event is organised with the support of the Verona Order of Architects.
